Profiled metal roofs all eventually suffer, to some degree, from the problem of cut edge corrosion.

The cut edge corrosion usually begins at the edges of the profile sheets, at the eaves and where the sheets overlap one another.

The original coating begins to peel away with age and as water penetrates the bare surface, rust begins to develop and in severe cases that are left untreated, the metal profile becomes perforated which can lead to expensive repairs.

Corrosion on roof sheets is usually confined to the top of the sheet where the plastisol or other coating has peeled off. The underneath of the metal roof sheets is generally unaffected, as this is often powder coated or painted.

Cut edge corrosion is always a target for a landlord’s dilapidations surveyors, since the surveyors know that in most cases, tenants of commercial property rarely perform any kind of maintenance to the roof, so it’s a soft target that always yields considerable and often unforeseen outlay for tenants.

Cut Edge Corrosion Treatment Just Got (A Lot) Easier & Better!

The Liquasil chemists, working in close collaboration with our own building surveyors, have launched a new, complete cut edge corrosion system that is both economical and easy to apply.

How Different Is Different?

Well, it’s BBA Approved, the only cut edge corrosion treatment to have this valuable certification. It’s a fitness for purpose certificate to give you total confidence.

Just ONE coat of our exclusive cut edge corrosion primer is first applied directly to the rusted surface, even if wet (once loose rust and paint has been brushed off), so there’s no need to use angle grinders or other dangerous tools to prepare the surface.

This brand-new corrosion treatment contains super-strong ingredients to provide a highly rust tolerant coating that stops and prevents rust in a single coat. It’s an epoxy system that was originally designed and used in the marine industry.

The second and final final step of the system is to apply one coat of  FlexLap Sealer – this is a hardened silicone polymer that has more than 500% elasticity.

FlexLap is unique and resistant to the dirt pick-up that’s common with certain other systems.

Elasticity isn’t the most important aspect though. The real test for cut edge corrosion finishes is actually adherence.

The main focus of our attention was to create a new coating with extra-strong adhesion properties, along with increased strength to ensure that further top-down corrosion becomes impossible.

Uniquely, both our corrosion primer and Flexlap Sealer contains 100% solids and absolutely no solvents or VOCs.

The absence of solvents also means that there is no product shrinkage during the curing process, so what’s put on the roof, stays on the roof.

The completed installation looks and feels far superior to any other cut edge corrosion treatment on the market, with a smooth  finish undisturbed by unsightly gun mastic lines, or “speed bumps” as they are sometimes called.

Gap Sealing Not Required

Our building surveyors have witnessed many cases where the gaps between overlapping panels have been filled or sealed, but where the seal has subsequently broken due to foot traffic or expansion/contraction.

The image opposite shows a sealed gap that has been deliberately broken and left for a few days in the rain and then revisited after several days of dry weather.

When pressure was applied to the top sheet, water was ejected, proving that a broken seal will allow water to ingress which then becomes trapped behind the seal, between the upper and lower roof sheets.

This is a cause of rust from underneath the roof sheet, which could render the corrosion treatment useless over time.
